We are looking for family friendly neighborhoods in or near SF within 20-30min drive from the financial district. We have 2.5 year-old and are expecting one more baby. We currently live in 1-bedroom in the Marina, but with 2 kids we need to rent a larger space, 2-3 bedroom not too far within $3K rent budget. Our preference would be larger space, kid friendly (like playgrounds), within budget, preferably within 20min drive as I work long hours & some diversity in the community.

We were thinking of Richmond district within SF or Burlingame if outside. But Burlingame doesn't seem to be very diverse. Any suggestions would be appreciated? We haven't lived here for a long, so don't have much local knowledge, maybe there're good neighborhoods between SF and Burlingame.

Check out the Forest Hills,Forest Knolls or Midtown Terrace neighborhoods. It is a 15 minute ride on Muni to the financial district from Forest Hills station. The Midtown Terrace playground is newly remodeled and good for little kids.

check out southern Pacifica, Linda Mar district. Great weather and 25 minute commute from SF

Millbrae is a tad more diverse than Burlingame.
