We have just made the decision to trade in Easy Street for Wall Street
. We live in SW Portland OR, in a "everyone has your back" neighborhood where neighborhood kids spend most of their time at the neighbors houses or playing in the streets. All the kids in the area go to same school, many including us, walk there. Looking for a close substitute within 30-60 minute from downtown san fran. Mature tree's, privacy in the backyard, walking distance to something, kid friendly neighborhoods. People far and wide recommend Walnut Creek and Danville. Are there other areas I should be sure to include in our search? Affordability is a factor but schools, access to recreation, safety, younger/friendly family folks are just as important. Ideally we'd get a 4 bedroom for under a million. Parents out there I can't thank you enough for taking the time to help us.

Check out the mid-peninsula south of San Francisco - towns such as Burlingame, San Mateo, Belmont, San Carlos or Redwood City. This is all suburbia. San Carlos is very family oriented, has good schools, an interesting downtown that many people use into the evening. There is also a commuter train (Caltrain) from all of these towns into San Francisco or south to San Jose.

Humboldtrat thank you for taking the time to respond....Is the weather perdictably nice in those areas? Coming from wet cloudy portland we are anxiously awaiting warm sunny dry days.

Weather good, plenty of outdoor things to do, nice places to eat but the peninsula is expensive, dont expect a nice big house for anything close to what you would pay in Oregon.

Yes, Walnut Creek, Danville, but also look at Orinda, Moraga, Lafayette!
We live in a 4br house that fits your criteria (family friendly, half hour from S.F., under 1 million, lots of mature trees on our lot that backs to a quiet hill, great weather). There are many houses that fit this description in the areas previously mentioned. The under 1 million part is the tough one, but it can be found in a good portion of the homes. There are several homes for sale that are in the 800's to upper 900's. Do a home search on a real estate website in the area.
The peninsula is pretty (as mentioned above) but the prices are higher and don't fit some of your criteria above.

Hi applebapple, Are you still thinking of moving to the area? We just moved to the bay area from Seattle. We lived in Magnolia which was hard to find here. We looked for months and settled on Moraga. Moraga is gorgeous, tons a trees, controlled growth so they cannot build tons of track home. Moraga is know for being “family friendly.” The schools are great in this area (#1 in California) and the housing is more affordable, I say this tongue in cheek, b/c our house was not cheap but under a million. . We live in SW Portland OR, in a "everyone has your back" neighborhood where neighborhood kids spend most of their time at the neighbors houses or playing in the streets. All the kids in the area go to same school, many including us, walk there. Looking for a close substitute within 30-60 minute from downtown san fran. Mature tree's, privacy in the backyard, walking distance to something, kid friendly neighborhoods. People far and wide recommend Walnut Creek and Danville. Are there other areas I should be sure to include in our search? Affordability is a factor but schools, access to recreation, safety, younger/friendly family folks are just as important. Ideally we'd get a 4 bedroom for under a million. Parents out there I can't thank you enough for taking the time to help us.
