I read a study once that said one of the biggest predictors of gentrification (in addition to location, obviously) is housing stock consisting of buildings with smaller numbers of units. This is because small investors, who drive gentrification, are unlikely to be able to buy a large building and renovate it, but can do that with single family, two flats and three flats.

That would mean that West Oakland has a natural barrier to gentrification because of the large housing complexes (which are public housing anyway) in spite of its location. And that there are many areas of East Oakland that could become gentrified, but not necessarily the core of Fruitvale, in spite of the BART access. Havenscourt might be a likely candidate, with its concentration of craftsman bungalows and relatively intact commercial area along Bancroft and Foothill. North Berkeley and Havenscourt feel like they were similar when built, but one became a wealthy neighborhood and one became a working class area.

OT: I make fun of Restoration Hardware all the time, but I ended up buying several "Tolix"-style chairs there recently My expectations were inverted when they had the cheapest and best quality "reproductions." A friend of mine came by an amazingly beautiful stainless steel and glass locking pharmacy cabinet during a medical office renovation; I made a joke that it should be in the Restoration Hardware catalog... and sure enough, there it was.

The First Annual Pig Roast Cook-Off will take place at the brewery this Sunday, September 15, from 4 to 8 p.m. Chefs Lev Delany (Chop Bar, Brotzeit Lokal), Huw Thornton (Tribune Tavern), Craig DiFonzo (Lungomare), and Chris Pastena (co-owner of all of the aforementioned restaurants except Brotzeit) will each roast a different breed of pig, with each chef bringing his own style and technique to the endeavor. A $20 ticket buys a taste of all four pigs plus assorted sides; each pig eater also gets a vote to help crown this year’s champion.
