"Scenario 9" was mid-rise residential condos w/ parking on Telegraph and 21st. It compared poorly to the equivalent rental "Scenario 7a", by about $40,000 per unit ($+33k vs $-13k).

Yep, whether the anti-SF crowd in Oakland likes it or not, Uptown's future is acting as an extended residential neighborhood for the city, like Brooklyn Heights : Manhattan or Arlington : DC.

Sad! I haven't been for a few weeks, but they did have good coffee there.

But this sounds like an excellent project.

Not sure if anyone posted this...but here is a research paper on the economic impact of First Fridays on Downtown/Uptown/KONO/Valdez Corridor.

Besides the obvious, restaurants and bars do better on First Friday nights, the most interesting stat was the development north go Grand on Telegraph (KONO). The vacancy rate dropped from 42% to 12% on Telegraph in the KONO area over the 7 year period!
