I don't really understand why this is a hesitation of yours considering AT&T was the same way and look at how that neighborhood turned out. That's generally how these ballparks built in this type of area works. Petco Park was a little different has it was closer to an area that had already been redeveloped but the areas immediately adjacent to it took off after the park opened.

I feel like there was enough coordination around the area of pacbell park when it was proposed that when it came together, so many other pieces were ready. Like the revitalization of the Embacadero was already done so when the park opened that walking path was ready. And there was a good amount of infrastructure completed or far in the pipeline. Oakland isn't great at getting its act together quickly with the current leadership, and there isn't even a roadmap for Howard terminals development.

What of that was actually related to the ballpark? The Embarcadero came about because of them tearing down the freeway after the quake. Jack London Square has been slowly redeveloping for a while now, I don't understand why you discount that area as if there's nothing already happening in this area. This is about building a ballpark first and foremost as the team needs it. This proposal is pretty early in its infancy so I'm not sure exactly what you're expecting as far as redevelopment proposals.
