True, that's not my favorite type of architecture, but if it's between hundreds of new residents w/ disposable income to support local shops and restaurants vs. an empty lot... There is more to vibrancy than architecture. Streets full of people being the primary.

At first glance, Oakland may look like an outlier, but this Northern California port city has vacancy of only 4.3 percent, average rents of $21.82 per sq. ft. (higher than some major metropolitan hubs), and only 139,518 sq. ft. of new retail space under construction.

The Hive in Oakland's revitalized Uptown neighborhood has fully filled its 100,000 square feet of commercial space, marking a successful milestone for a major new project in the city...Dallas-based Balfour Beatty Construction recently moved into the last unopened office, a 14,000-square-foot space for its new northern California headquarters.

Other office tenants include Impact Hub Oakland, a co-working office provider, as well as Numi Tea and Flynn Architecture...The project's remaining retail and restaurant tenants plan to open during the summer. Tenants include Mexican restaurant Calavara, a beer garden operated by Drake's Brewery and Firebrand Artisan Bread, which will open a bakery.

Silicon Valley boom spills into Oakland

Quote:
And, where start-ups go, venture investors follow. Venture capitalists invested $1.2 billion into nearly 100 companies in Oakland last year, according to a Moneytree report.
That made Oakland the seventh most popular spot in the nation for VC investment, right behind Seattle and ahead of Chicago.
