People can walk from further away but, let's face it, many people are lazy or lack time... Or, they could have some sort of disability. I don't want to judge too much! So, it stands that proximity to BART commands higher prices. I live 1 mile from 19th st. station. Sometimes I do wish I was closer!

Also, one can bicycle to the 19th St. BART station. There is now a free bike parking! https://www.bart.gov/news/articles/2015/news20150225-0
There are 105 units under construction (The Hive) across the street. A couple of blocks down, across the street from the Sears building, there is a 345 unit high rise being pushed through.

I know. I'm ready to see some cranes next to high rise skeletons, throughout the CBD.

Thanks. I keep up pretty well with this stuff. Jack London Square has a few proposals too. I think the fight will be on height limits there. Prices are getting to the point that developers will want to build here instead of just SF. It is what it is. We need more housing and I hope Oakland doesn't make the same errors as SF did with limiting new housing. Downtown is ripe. I see loads of parking lots. What a waste!!!

The fight is over lol. Ellis Partners proposals were approved and secured the permits recently. The Oakland Planning Commission is approving everything to spur development: which is great.

Oakland Forecasted as National Leader in office market growth

Quote:
Oakland’s per-square-foot rent average would be slightly higher than commercial districts in Chicago and Silicon Valley, but still nearly half as much as San Francisco...Oakland’s vacancy rate would have the fourth-largest drop off in the country between 2014 and 2017, falling from 12.6 percent to 9.8 percent, according to the report. That is a vacancy rate equivalent to markets like downtown New York, but still a bit less constrained than San Francisco or Boston.

Did anybody see this coming up to the planning commission. Is a good start to that whole Valdez area plan that the city has. Hopefully they can snag some good nation retails to fill the space.
