Mobile homes where you actually own the land in Cali? (Redding: real estate, rental)

Maybe it's better for me to post in the Cali state forum rather than a city specific forum, but I'm from SJ, so might as well start local.

Anyone know if there's any place around the Bay Area, or more likely in California, where you can actually set up a mobile home (actually "manufactured" home is more correct, not talking about RVs) on land that you own rather than rent from a mobile home park landlord.

I would think in most cases, the land would also be a mobile home park, but it is community (or homeowner) owned rather than owned by a single landlord entity.

Homes on such land have more value than on rental land, potentially same as a non-mobile home, so I've read.

I did a lookup for fun in San Antonio, Texas, and they do have some land for such use. Wish such land exists (or more of it) in Cali. I haven't heard or found any so far.

I know if one wanted such land, perhaps it's just better to buy a traditional home, but it's nice to have multiple options.

It's not that easy I believe, you probably need to obtain a permit from the city, etc. that will allow you to mount a mobile home on that land. And you have to set up the utilities, plumbing, etc., which is different than traditional homes.

And unless the land is really "rural", pretty far off from neighbors, your neighborhood community must allow you to put a mobile home on the land too. I assume some communities or neighbors would not want such a neighbor because it changes the theme/design of the community homes, and could change the home values in that community.

I suppose that's the tradeoff when you want to own the land. I mean, what you're talking about makes sense.. but it has to make sense to the developer too. The space-rent model is more lucrative here. I don't know of any parks in the Bay Area where you own the space.

Most rural lots are zoned for manufactured homes almost anywhere in the state. There are tons of them...and no tornadoes to speak of to blow them away like back east.

Yes, you may buy a lot and put a mfg'd on it:

1. First check with the city planning dept. if it allows mfg'd homes in the city.
2. Then check with city building dept. what requirements there are. Also ask what fees you'll need to pay: connection fees, permit fees, school fees.
3. If the lot is raw you'll have need much more work and cost.
4. If the lot has a shack on it you may tear it down. Find out if it uses public sewer. If so, great. If not, you'll need a new septic tank. If old shack has lead-based paint and/or asbestos issues, you'll pay specialized services to take care of them.

Alot of the mobile homes around Lake Isabella and the desert side of Kern County aren't in mobile home parks.

Just curious, do you mind or recall to mention which MH parks those were? Where are they?
