Probably not per square foot. However, SF does not have as high of a proportion of large single family houses or mansions. The number of mansions in Pac Heights is a very low percentage of the total inventory. On the other hand, SJ has many areas with very large, expensive houses, including Almaden and Evergreen.

No way. For one thing, the average plot size in San Francisco is so small it's usually not even listed in MLS listings. In San Jose you usually get a good 5000-6000 square feet minimum, even in the not so great areas. Then there's the fact that a single-family price in SJ only gets you a flat or a condo in SF. Then there are the kajillion-dollar neighborhoods like Russian Hill and Pacific Heights that San Jose doesn't even come close to.

Yeah, the mansions down here tend to be in wealthier suburbs such as Woodside, Atherton, Los Altos Hills and Saratoga.

Current $2.5 million-ish San Jose listing: approx. $416/sq. ft.

7184 GLENVIEW DR, SAN JOSE, CA 95120 - MLS# 81142295 - ZipRealty

Current $2.5 million-ish San Francisco listing: approx. $803/sq. ft.

3340 MARKET ST, SAN FRANCISCO, CA 94114 - MLS# 389907 - ZipRealty

I'm not sure where the OP got their info from, but overall SF is much more expensive than SJ...especially when it comes to rent. SJ offers far more bang for the buck, although it really comes down to personal preference. Many people in SJ have no desire to live in SF and vice versa. They're two completely different cities with almost no similarities.
