Hi, me and my wife are looking for affordable houses to buy and we have looked in the fremont area because we heard schools are good there but fremont houses are a little out of our price range. But we have seen some nice houses in our price range in Union City, Hayward, and Castro Valley. We are not from the bay area and only moved here about 8 months ago. The problem is people have told us to stay away from those places. Doing research and driving around, Union City didnt seem bad to us and was closer to Fremont than we expected. Also the schools in union city were decent around the houses that we looked and had ratings from 6-8 out of 10. Hayward on the other hand had nice parts and dumpy parts but the schools were not rated good no matter which part we looked at. Castro Valley had nice houses as well and the schools had good ratings but the commute is what holds me back from it as i work in San Jose. My question is why do people talk so bad about union city when from what i have seen it is no where near as bad as people say and could it be that union city is actually getting better? I could be wrong but would like the opinions of people who actually live there or no the area better than me.

Some of my mom's cousins have lived in Castro Valley for decades. I've only been out there a couple times, but it looked fine to me.

Yea I agree but the good thing about my job is its flexible so i can work from home if i need to.

Do you have any thoughts on union city?

Union City is mostly fine and and the schools aren't that bad so I'd recommend there. It's sort of similar to Fremont even with tons of single family homes with familes in them (surprise). Castro Valley would suck commuting, and while some parts of Hayward are nice, none of the schools are that great and there are some pretty dumpy parts in the flatlands.

Thanks for your input i didnt find union city to be bad from what i have seen and doing research

We have friends renting a house in union city--2 shootings on their street, and their house just recently got broken into (all within less than a year)--they will be moving as soon as they are able. I've heard from others the schools aren't good in union city.

Fremont is generally good. Some great schools. Milpitas along 680 or to the east (away from the smell near 880) is good...although can't comment on the schools there.

I'd avoid Hayward...overall too ghetto. Some nicer areas in the hills but I don't think the schools are very good.

I have friends who grew up in Castro valley and they've all said good things about it and the schools. Of of those you said you could afford, I'd pick Castro valley.

Could you tell me where in union city did your friends rent so that i know which places to watch out for

I know to stay away from 1st, 2nd, 3rd, 4th, 5th streets at least (et etc)...they rent near one of these streets.
