I am in the process of being transferred from Scottsdale AZ to the suburban bay area. (we only plan on staying for 2 yrs and moving back to scottsdale) I am in sales and my territory will be: Walnut Creek to the west over to Stockton, Modesto, Lodi, Manteca to the east. The two towns I have been thinking about buying a house in are Concord & Livermore. They seem to be suburban, reasonably priced (for bay area standards) and close to shopping restaurants and other activities. My wife is a stay at home mom and we have a 6 month old child. I am looking to spend roughly $550k on a modest 3/2 home in a safe area. To this point, I have only been able to search on-line and would like to know if Livermore or Concord would fit the criteria or are they marginal areas? Wich would be better for resale in 2 years? Thanks

Concord has had an escalating crime rate in recent years. I'd be considering Pleasanton or Walnut Creek if I were in your situation.

Pleasanton is the nicer of the two. My buddy lives in Concord and everytime I go to visit, it seems even worse than the time before. Just seems run down in my opinion. His wife worked at a high school, and said there were huge issues with gangs.

I would recommend not buying a house in the bay area, especially in the east bay. Home prices are continuing to drop here, and the worse hit is the east bay.

Wow! How in the hell do the scumbags afford to live there? Are there parts of Concord or Livermore where the trash lives or are both towns total garbage? It's hard for me to consider renting, but if the affordable areas aren't very nice... I will check out Pleasanton, but more$$$

Livermore does not have a crime problem, not at all. It's just kind of remote and isolated.

I think overall Livermore is good. No real bad parts. I would seriously reconsider renting, unless you like bringing $100K to the closing table when you SELL your house. Homes are losing value fast in the east bay. My buddy bought a house about 9 months ago that is worth $150,000 less than when he bought it.
