I live in the East Bay, Fremont Ca. I was told that rents only go up once a year. I was given 60 days notice for rent going up from 1275 to 1395 a month. I signed it and new rate is effective May 1.

I signed the lease for 10 months since I may be moving around that time. So on my lease it says it ends 2/28/15. There's no rent control here. So will I experience an increase effective March 1 or would it be May 1 which would be a year?

the new rate is tied with the new lease that starts May 1. They cannot increase your rate when your previous lease is still active. Or are you currently on month-to-month lease?

It's not for certain your rent will go up, but the lease ends 2/15 so the landlord could raise the rent starting 3/1/15 if you decide to stay and they want to do so.
