I would recommend the newer homes in Alviso, but sadly, there aren't any good schools in that part of San Jose. Unless you could somehow wing it and send your kids into Santa Clara schools?

If you live in Alviso you would have a 5 minute commute to work

Something like this:

1204 GRAND Blvd, San Jose, CA 95002 | MLS# 81408369 | Redfin

Ahh I forgot that in your case, you're only commuting to work 1 day a week. In that case, Evergreen should be OK.

Here most people wants you to close within 30 days, give or take a week. 2 months is quite a long while...

this is not uncommon... you may have to fork over the extra month to get the house you want.

What about Milpitas? It's pretty darned close to your work and the schools are decent, too.

Thanks for the info on this! Wish I knew this earlier. All IT jobs, it seems, is in NSJ, and that is where I'd like to live relatively near.

1 word--Odor. Who knows what if any carcinogens arise from that toxic land fill nearby...

I've 4 kids (9, 7, 4, 2 y old) ... not worth the risk, IMHO

Yeah, they wanted to rent back, and I need the equity from my house in NJ to move over here for down payment.

I've 2 days left here...that's it.

My wife insists I come back in a month to look again OR we come here, and rent for around 6 months. Those rental prices are INSANELY HIGH. Plus...with the way this market looks...the prices are only going to go UP.

And now at this last stage, she is considering Pleasanton--insists on driving out there tomorrow. But there is NO WAY I can make that commute. If I leave my company, if I get laid off, etc., I might have to go into the office F/T and that would not work out very long...

If there is truly no way then you are wasting one of your two days left. If you do make it out to Pleasanton I suggest also looking at the southeastern portion of Livermore. Vallecitos Rd. (highway 84) is an alternate route to 680 from Livermore.

example house, Livermore CA - Trulia

Probably better than Sunnyvale like this example:

example 2, Sunnyvale CA - Trulia

One can also pay to be in the express lanes on 680.

I-680 Map

Caveat: Pleasanton & Livermore are hot in the summer. I would take Fremont for the cooler weather.

I would take Pleasanton in serious consideration because you can have house with pool or at least some community pool. (for group of houses) and that would be better for kids. It is hot in the summer. I was there and it was great.

Also almost every major company has free shuttle from Pleasanton, CA.
On your place I would buy single family home in Pleasanton, CA. Maybe you should rent for a year there but prices will go up and it will cost you much more to wait any longer. In your case 100k difference is almost guaranteed

I know You didn't like my suggestion with Pleasanton but trust me either that or to live in some very old house and then you will have to do private schools for kids.

The infamous Milpitas odor is grossly exaggerated. I grew up in Milpitas, off Dixon Landing Rd., where the dump is located and I'm alive to talk about it. The smell has been drastically reduced over the years and even then, the odor has always pretty much been limited to the western side of town near I-880. Most of Milpitas doesn't get the smell at all. I actually smell the nasty landfill odor more frequently where I work in southern Fremont. The Alviso area of San Jose gets it pretty bad at times too.
