I rang up Redfin to check, the cheapest I found for 95119 is $590,000 for a 1,000 sq ft SFH. I don't think that zip code is cheap by any means

In fact, it depends on which area of 95119 you're looking at. The area near the Santa Teresa Hills are all above 850K...

And though it is considered South South San Jose, it still has easy access to 85 and 101. Plus the light rail runs all the way to Santa Teresa/Via Del Oro. It also has a lot less traffic compared to many other SJ zip codes.

I believe that area buses its kids to Live Oak High School in Morgan Hill. That could be one reason. I went to Live Oak myself and if you were in the AP classes, it was a great school. CP was OK and below that was pretty much not learning at all.

Lots of kids there are also zoned for Santa Teresa High.
