so i was just down in the santa cruz area last week. i didnt get much time to spend as i had an extremely short schedule. we have a possibility to relocate for work, moving from wisconsin to bay area.. on realtor.com i came across some housing listings for the De Anza Mobile community. i was kinda thrown for a loop, could someone explain how the community works? these lots are for sale.. but it seems low for the area.. much thanks..

what about the home pricing? some of the homes are 100k and look amazing. whats the catch to it all?

It's the park fees.. the spaces were rent controlled but now they aren't. Current residents are grandfathered but when they sell the park fee goes to 'market rate', I think that depends on where the property is in the park but I have heard figures from $2500 to $5,000 a month. Check on Redfin and you can see the space fee on the 10 properties for sale.

I looked at buying in De Anza ~5 yrs ago and found out about Sam Zell/Equity Lifestyle and rents ranging from $1650 a month to $5000 a month. The rents were and still are dependent upon the location in the park, so there may be some less than $2500 a month in the future (if there truly aren't any for sale less now) depending upon where the resale home is located in the park.

At one point I remember homes in there were selling for $300K-$500K. After Equity Lifestyle came in and raised rents for new buyers, it brought homes down to under $100K. Very sad for a lot of these folks . Anyways, check out other areas of Santa Cruz (95062) and you'll find higher priced mobile homes with space rents under $1000. Many way less.

Yes...looked into it for my mom...the park fees are INSANE, owners are grandfathered in but when they sell the park can bring them up to current rates. I feel so badly for the folks who live there, their homes have been made nearly worthless. It's just a different style of greedy landlords.

I forgot to mention in my prior post that the below quoted post is incorrect. I just saw an ad on Craigslist this evening for a home for sale in the park and just like 5 yrs ago when I was looking, they state that they accept applicants 40+. So you don't have to be 55 to live there.

I've decided to reference the Craigslist ad below, but when the ad gets taken down, this link won't work -

Yes, I do believe this Craigslist ad as it only confirms what I already know to be FACT !!!

De Anza MH Park is what this sentence states - We are an age-qualified community currently accepting applicants 40+.

It has been this way for a very long time. I know this because I have spoken to De Anza MH Park representatives directly about buying in there. So although it could change at any time in the future, for persons reading this thread today, you do not have to be '55' or older to buy or rent in De Anza Mobile Home Park currently.

For me using this site (City Data Forums), it is very important to be as accurate as possible. Folks are looking for people who know what they are talking about.

Feel free to verify this information by calling De Anza MH Park directly !
