searching actively to buy a house either in Almaden Valley or Los Gatos/Saratoga. Can anybody advise me on how I can find off market homes in these areas. (homes before they go on market)

I have a 3 year old son. Any input on which of these 3 locations are better to raise a family as well as schooling.

What part of Almaden Valley is more prestigious? We are looking for contemporary/2m range/enough land/family oriented and safe.
What part of Almaden Valley is newer built?

Any advise is appreciated.

He lost me at "prestigious" too. My mom grew up in Almaden Valley. When she was growing up, it was considered the country. It was still a nice area but was very down to earth.

I think all of Almaden Valley is nice but if the OP is insistent on a "prestigious" location, he'll probably want to focus on the neighborhoods east of Graystone Lane, the neighborhoods surrounding Almaden Country Club and lastly, Country View Estates. The area east of Graystone Lane is mostly estates on large lots with great views. The Almaden Country Club area is "old money" San Jose. It's mostly houses that were built in the 60's-70's but have been meticulously maintained or upgraded and have mature/lush landscaping. I'd say Country View Estates is the most prestigious of those three areas. It consists of newer McMansions on smaller lots with views.

I'd focus on living in a house and neighborhood that actually feels good to you, regardless of its "prestige". You really can't go wrong purchasing anywhere in the area. I think the whole "prestigious" think just comes across as stuck up though.

You'll save a lot of money by purchasing in Almaden Valley vs. Los Gatos/Monte Sereno/Saratoga. If you're set on "prestige" though, those would be the towns you'd want to focus on. The fact is though that the part of Almaden Valley that borders Los Gatos is virtually indistinguishable from LG. Other than a city limit sign, you don't really know when you've driven into San Jose from Los Gatos.

It's just frustrating to see people infiltrate the area so hung up on this prestige BS. I agree.. just find a community that feels comfortable to you and make that the priority. We don't need more people worried about prestige around here.

I don't mean to sound too tough OP. Just try to focus on what's important.

I think I'd like to be more prestigious. While the OP is here on City-data, maybe he can give us all some advice about how to become as prestigious as he is.

Maybe OP is looking to *avoid* prestigious areas so that he doesn't have to deal with people jumping to conclusions based on appearances... kinda like what you all did here.
