It means rents have stopped skyrocketing (for now...don't expect it to last) but are still very high.

Well, HoustonView sounds like they have 100k combined household income, so they should be fine renting here. That's a middle class income in Silicon Valley.

I would always recommend living in shared housing with roommates -- where houstonview and wife have their own room -- as a means to save money. But with a 100k income they should be able to get a one bedroom apartment to themselves.

income should be $200K before taxes with me and wife, insurance is free through her nursing job, we decided to get her mother in to see if she can get a job and come also since its sooooooo expensive for rent out there. She's in IT, looking for jobs now so that would be hopefully $80-120K more, she makes $90k here but has to work really hard and be on call. She's looking at something slower paced out there.

You could live on an estate with many acres near down town for that income in Houston in a very exclusive
Neighborhood. That would
Buy you a condo
Here.

FYI houston can be real expensive also if you are staying inside the city in nice areas. the suburbs are cheap where you mat drive a hour to get to your job downtown, and no public transportation options comparable to those in the bay. Just a few examples

1325 Ashland St, Houston, TX 77008 - HAR.com .......$849K

610 Teetshorn St, Houston, TX 77009 - HAR.com ........$849k

1505 Michigan, Houston, TX 77006 - HAR.com .......... townhouse $879 attached

928 W Melwood St, Houston, TX 77009 - HAR.com ...... 1600 feet $649

1415 Milford, Houston, TX 77006 - HAR.com .....$739k 1800 feet

so I don't think you've visited Houston before, research heights, Montrose, rice village, mid town, galleria area all these areas are inside what we call the loop here that are lose to downtown jobs...

and taxes are 2.8%, you buy a $700-800 home you're looking at over $15,000 a year in property taxes.

in the suburbs the taxes are 3.2-3.8 usually because the land they build them on. homes that are $400-500k out there easy have 10,00-12,000 taxes per year. Electricity bills $300-400 AC runs a lot here. Houston is cheaper for sure but its not SUPER cheap.

Yeah, people act like they've been robbed or something because they can't afford to purchase a SFH here on the median salary (100k). But it's actually a good thing. It means we live in a desirable area.

And you can always buy/rent a small condo or a small apartment. It doesn't have to be a house.

Definitely cheaper than here, 800g gets you in a really bad neighborhood in a 1 bedroom condo on the peninsula.

Man, that's pretty steep property taxes. I knew about the high electricity bills for AC in the summer time, but wow...
