They turned Downtown San Jose into NY: very crowded, packed buildings, lots of cars and real urban vibe with diversity

Uhh, not quite... have you been to NYC?

The downtown area is fairly dense and diverse, but no more than most similar-sized cities I think - not even compared to San Francisco, at least in terms of density. And San Jose as a whole (not just downtown) is more like a sprawling suburb!

The city as a whole, yes, is a suburb, but downtown is so crowded these days and crazy. I've been to NY in the last 4 years. I almost can't tell the difference. They're both hectic and a rat race: crazy people, fast pace, big trucks, lots and lots of buildings and very urban. Downtown SJ is more packed at night except for Times Sq. with night crawlers in a smaller area.
