Morgan Hill, Gilroy, Hollister- are those the main places to live east of the Monterey coast and within driving distance to the Bay Area? Not for a daily commuter perhaps, but still practical for weekend day trips. How's their affordability? Are there any other places worth looking into down there?

My main concern down there would be summer heat. Many 100+ days.

Years ago the summers were wonderful, sunny days with balmy breeze from the Pacific, then a few really hot days and now more and more days above 100.

There is a light rail/train route to S.F. for what used to be fun day trips but now it isn't safe, too many thugs and homeless. Sometimes they will rip a nice necklace from women's necks so leave your jewelry at home. Traffic is generally congested unless you travel late at night or early morning. If you haven't visited, you really should (post virus) to take a long hard look around and think about how well you might fit in.

There are many threads about how expensive it is to live here so take some time to read them. If you have children, you must pay for a private school if you want your kids to compete in the workforce. There are some church based schools and a very large muslim school in Santa Clara, if you like.

Hotter than downtown SJ, yes. Much of SJ is closer to the bay and receives more of a breeze vs Morgan Hill and Gilroy. South SJ is warmer than downtown SJ and comparable to Morgan Hill and Gilroy. Hollister gets windier than Morgan Hill and Gilroy and has cooler overall high temperatures in the summertime (probably closer to north SJ). I don't think any of those cities are what I'd call extreme heat. You do get a few days per year that are super hot but overall, its nice and warm typically (although it is getting worse with global warming).

I think Morgan Hill has been doing a lot to gentrify and the downtown area has become more upscale. Gilroy and Hollister are growing but still seem a bit more working class and are known to have gang problems.

morgan hill has been expensive for quite sometime.

So much that people have already moved on to Gilroy which too is already nearly as expensive as SJ.

if you are looking for an oasis of affordable priced homes, MH and Gilroy are not it. You will pay same prices but a bit more/nicer home for your dollar but you will still be paying $600-1mil for detached single family home. The more newer the more expensive.

Hollister is cheaper but not much anymore. I remember when homes there were high 100s and into the 200s for BRAND NEW. Now brand new homes are at least 600-700K+ IN FREAKING HOLLISTER.

Closest affordability an hour from san jose is Los Banos. But man Los Banos is the boonies and middle of no where nothing. You either travel to SJ an hour or to Fresno an hour for the big city with anything. But new homes are already well into the $400s. That town should not cost that much as it has nothing to offer. no jobs, no good schools, no colleges, no amenities, no entertainment, etc. The only reason its priced this much is just due to the market and only thing it has going for it is 1 hour with no traffic to SJ but there is always traffic during the work week. And the drive there through pacheco pass is not for those who are not good at driving or hate driving.

San Jose does not take in the entire South Bay, compare cost of living for Palo Alto, Los Gatos, Saratoga, and Cupertino just for openers. However, price isn't everything so be sure to visit and take a look around.

I'm not sure if that was ever viable for going all the way up to San Francisco. It looks like it takes 2 hours for Caltrain to get from Morgan Hill up to the city.
