Hello Everyone,

My family and I are considering buying a home in the Santa Teresa area of San Jose. I see that it is comprised of many zip codes (95119, 95138, 95139, 95137, 95193, 95129, 95123) and I'd like to know the safer/better ones, especially since I have two young children. I know that depends on the person and there is no such thing as being totally safe anywhere, but I'm looking for a neighborhood that is known for generally being family-friendly and safe.

Any thoughts on which of those zips are better and which ones to maybe avoid?

95138 is the best ZIP.. Southeast of Silicon Valley Blvd is the best in that ZIP code. 95137 and 95193 aren't residential ZIP codes, and 95129 is not in fact in Santa Teresa, but really far west with some parts in Cupertino schools (which makes it highly, highly desirable).

Thanks very much for your help. Unfortunately the 95138 area is a bit out of our price range. Out of the remaining zip codes that you didn't specifically mention (95119 and 95139) are there any that have reputations that are not so good (gang activity, theft, etc.)?

Really, anything that a realtor would identify as "Santa Teresa" is worth looking at. 95123 is Blossom Valley and I'm not really sure if anywhere in that ZIP would be considered Santa Teresa area. I believe Cottle Rd is the dividing point, and then it's anything from there to Metcalf.

The value of a neighborhood in San Jose is, in large part, defined by the performance of its schools. Blossom Valley's are better than Seven Trees, but aren't as good as Santa Teresa's, which aren't as good as Almaden Valley's, which aren't as good as Fremont Union in 95128.

I looked up the 95128 zip and couldn't find any highly rated schools. Is Fremont Union a particular school or a district?
