Hello,

I'm a late 20s male and I will be moving to Santa Fe from the Midwest in the next couple weeks for work. I am currently looking for an apartment and was wondering if you had any advice on good places (either neighborhoods or specific apartments) to check out. Ideally I'd like a 1BR apartment that is less than $1,000/month in a relatively quiet and safe area. I don't have any pets. Unfortunately, my employer doesn't offer relocation assistance, so I have to do this remotely. Online ratings, when they are available, typically are either '_____ is awful' or '____ is paradise.' Thanks.

See if anything's available at The Reserve - which is a condo community close in to the center of town.
Overall in the city it's a very tight rental market, with a vacancy rate of only around 2.6% last I heard. Look in our on-line New Mexican (newspaper) classifieds. The Santa Fe Reporter also has a classifieds section. Some home-owners have guesthouses they offer for rent, so the classifieds will be helpful.
Aside from The Reserve, other places that look good are Vizcaya, The Enclave, Dakota Canyon and The Tuscany at St. Francis.
A condo at 705 E. Alameda is for rent and is in a great area, so is $755 Dunlap.

Locals use Cragislist, OP, aside from checking the sites for condo communities. BTW, I'd avoid the San Mateo apartments, if they even have 1-br's. Renting a MIL apt. or "casita" (guesthouse/cottage) from locals is a good way to go, and they're in your budget. Also look just north of Santa Fe, in Tesuque, which has guest cottages on people's property. It's a nice, lush-looking area, due to the Tesuque river. Anywhere, where there's water and trees, is a preferred location. The landscape here is generally very different from anything you're used to.

I'd advise not going the Craigslist route long-distance. Lots of scams. Don't send a deposit by mail. Confirm that the lessor is actually the lawful owner.

The main thing in favor of an apt. in a complex, vs. a guesthouse would be that the apartments in an apt. building have A/C. If you're looking at guesthouses, be sure to ask if the unit has cooling, and if so, what kind. Evaporative cooling ("swamp cooler") is adequate most of the time, but not all the time. If it's humid outside, and hot as well, you fry. Also, if it's in the 90's, swamp coolers aren't adequate. Few landlords will put A/C into a rental, but there are a few out there. You don't want to be without any cooling at all, trust me.

Hi All, Thanks for the advice. I'm still looking but will check out some of the places you've mentioned. Have you heard anything about Avaria or Rancho Carrera apartments? Also, forgive my ignorance but what does 'MIL' mean?

Avaria is in a decent location and appears to be well kept.
Personally, I'd stay away from Rancho Carrera.
I have no personal knowledge of either one.

Mother In Law. Some places have what they call a 'mother in law' suite, usually has its own living and sleeping area as well as its own kitchen, and could have its own entrance.

Hello,

Some updates: looks like there aren't any openings for 1BR apartments at Avaria until December, which is less than ideal. Is there any reason you are averse to Rancho Carrera? I'm looking into a couple guest houses/casitas, but as one of you mentioned, a lot of them don't have cooling. Dakota Canyon doesn't have very good reviews on apartmentratings.com, but the reviews are also all 3+ years old.

Do any of you know about La Casa Loma? Thanks again.

I tried a search using hotpads and found this one in Tierra de Zia condo complex (I pass this area often when I am in Santa Fe and it looks like a nice condo complex):
