Anyone know about these condos? There was a lawsuit several years ago relative to settling and various deficiencies that were not disclosed to buyers.

Very nice property...anyone know anyone who owned or rented here??

My mom owns there. The litigation has been settled and the remediation work completed. The damage was pretty much restricted to the building that faces south (maybe the D building?), but as I said, the remediation work is complete.

The building is very nice — designed from the get-go as condominiums, so the dimensions and finishes are much better than many of the comparable complexes in SF that are converted apartments. It seems to fit a niche for the buyer who wants quality, but doesn’t want to pay the premium to live in a comparable condo or casita closer to town.

Some units have storage rooms inside and/or a garage. Make sure you confirm if either of these extras are included. I don’t know about the storage room, but the garage is worth probably $10-12K if you’re comparing prices on units.

My mom isn’t a “walking distance to the plaza” person. Much more of a “I like being close to Target and Schlotzky’s” person. The Alameda is perfect for her.

Thank you for your information. I am constantly looking at the available condos in SF. These seem a cut above others and have good prices.

Planning ahead, as it were.

There are 6 1BR/1BA condos for sale at The Alameda currently. The smallest one has 645 sq. ft and the HOA fees for it are $221/month.
The largest units have between 1171 - 1275 sq.ft. and their HOA fees are $441/month.
In between are units with between 875 - 1050 sq.ft. have HOA fees of $331/mo.

No short term rentals are allowed, so while many people are renting these condos, it doesn't have a lot of transient traffic (which some condo developments, like The Reserve, have).

As jakabedy said, the units have quality finishes and, for a development that looks and feels like a hotel, it is quite nice. You have to want to live in the middle of a large commercial/retail area off very busy Cerrillos Road - and those are the prime reasons these units are so well priced.
