My only caution is that Zesstimates for properties in non-disclosure states like New Mexico are not accurate, so don't depend on that.

Ahhh, it's said there's truth in humor so if you feel Realtors are not trustworthy, then by all means do everything yourselves. That way you can take personal credit or blame depending on how it works out for you. Enjoy the hunt, it can be a lot of fun.

So sorry if I offended you. It was not my intention. I have nothing against Realtors. Some of them are trustworthy. It's the same problem in all country I guess. Some people in that business are attracted by some expected "easy-money". Some other do a great job and work hard to earn that money. The difficulty for people is to find Realtors fro the 2nd category.

No offense - in fact I too have run into untrustworthy Realtors in my career along with untrustworthy "professionals" in most fields. And yes, it's difficult sussing out the good ones from the bad. You can interview them for the job of representing you and then ask them to provide contact information for past clients that you can talk with. And at any time during the process, if you're unhappy with their transparency, personality or communication - fire them! Do not sign an exclusive representation that binds to you a specific Realtor; I never ask for one and most of the other Realtors I work with do not as well - but some want you to sign with them before they'll start to work with you. Crazy, imho.
