Hi - My husband and I are most likely going to move to Santa Fe or close to it within the next year or two. We have looked at property with a couple of agents who were good, but I really would like to have the assistance of someone who really knows the best places to board a horse, the best areas to live in if you want horse property and someone who knows the best open/wilderness areas to ride in. The bad thing is that we like ALL the areas in and surrounding SF! I know there aren't a lot of horsey-type people on here, but maybe one of you know of a horse-smitten realty person....thanks!

I can only offer you a ABQ person who also works in Santa Fe. Laurawarden.com Her site doesn't display the SF MLS, but she's pretty good. I too would be interested in a Santa Fe specialist.

Santafeproperties.com has a good search which includes horses allowed in the search and has a good display of areas/neighborhoods.

Generally, with realtors, I do most of my own legwork.

I can highly recommend Maureen Mestas, at Prudential Santa Fe. Here's her website: Meet Maureen Mestas on which it says, "Maureen is also a lifetime horsewoman who trains and rides regionally, nationally and internationally in dressage. Maureen is one of the few Americans to be awarded Bronze and Silver medals in Germany’s FN system for dressage and jumping." She's also a really good person, in my opinion. Please tell her Frank O'Mahony sent you - I'd tell her to listen out for "Research to Death" and "Lalahartma", but I'm not sure it'd make much sense!

If you wish to know which SF agents to AVOID, please contact me with your name & telephone number. I will call you to discuss. Feel free to contact me particularly if you do not wish to deal with those who discriminate because of sex (m/f), your prosperity, whether this is a primary vs. secondary home, where you live currently (i.e., California or Texas, there are agents who dislike buyers from these areas), etc. A professional, knowledgeable, full-time employed SF real estate agent has been difficult to find. My husband and I have been looking for one year, have interviewed many, worked with three, all were incredibly average to poor. We may have identified a potentially good agent on this forum but will only know once we meet with him/her and work with them for a period of time.

Real estate is no different from other professions - you'll generally find losers and winners in every field, and most are somewhere in the middle. But mediocre was never good enough for me when I moved my family around the country and had to find a Realtor to work with. Sometimes even the best aren't right for a particular individual; if personalities clash or you just don't feel comfortable with, or confident in, a particular person, it's best to move on and find someone else.

While I can definitely understand ResearchToDeath's desire to work with a Realtor who is "horse-smitten" (I love that description), should that really be the number one criterion? Maybe so, maybe not. Only RTD can determine the answer and, given their research and experiences, it seems that that criterion may well be the right one for them.

RTD - I agree with you that there are terrific horse properties in any direction outside Santa Fe. Some of these properties abut national forest, BLM and/or wilderness areas so you can ride forever without having to trailer your horse/s. There are also some very well run horse boarding facilities in the area (I'm more familiar with those in the Eldorado/Lamy area, but no doubt a horse-smitten Realtor will know a whole lot more). And, it's not a "bad thing" that you like "ALL the areas in and surrounding SF". that's a good thing!

If agents can't write up an MLS listing description of a horse property, why would I think they could show or sell them?

I'm not sure which response in this string you're referring to, but if indeed you came across a Realtor who couldn't write up such an MLS listing description, then I'd agree with you 100%.
