I have read a lot about what these guys have written. Certainly the text and discussions they have reflect, and have framed so they can press there opinion / a point of view which if accepted - means that government should step in and control big business because they know better, and take from them for the common good. Something those that believe in big government all agree on and want to move forward. Greedy business men, errrrr huh, those that have entreprentural spirit, errrr huh, substitute that "animal spirit" should be controlled by the governement because the government knows better. We need more government, and people that work for the government so they can strip the animal spirit away from anyone that uses their intellect to their advantage! And that, would be just horrible!

Ring! . . . Ring! . . . Ring . . .
Ugh Oh! I think that's Glenn Beck's people calling me, and asking if I'd stand in his show for him, while he's away! LOL

Dishing - I think I may have to filter the articles you're allowed to read. - Just kidding. Obviously I had fun with this one.

This thread was from June of 2010...9 months ago. It is now outdated, so don't rely on it very heavily, if at all.

I was totally ready to get something concrete and then saw the date
what is the point of doing something like that--
VERY frustrating
and irrational to base a decision today on info that was "cutting edge" in June 2010

probably it is not working because the people who are falling out probably NEVER should have been in that house at all and probably not in any home--because their income/living sitaution is just not sufficient to handle a home mortgage--because property ownership is more than a mortgage payment...

the fact that I keep coming up with that no one seems to have mentioned or tied to the housing problem is that homes in some areas were overprice--and there was collusion between builders and mortgage financing agencies to inflate the price of land and homes well beyond their true value so that the developers and mortgage guys would make a killing--
I get that--it happened in some markets worse than others--but a small % of every city had something like this going on---
not disagreeing that some housing areas are still probably overpriced--but remember it is what the market will bear---
if you make people put enough money down so that they are risking THEIR money--then let them--
With the exception of the agonizing lack of punctuation, this is the best post on this topic I have seen here.

Sometimes, it's like the elephant in the room. Nobody wants to say "Yes, it is true that home ownership should never have been dangled at people like some American Dream carrot. Some people really never should even THINK about purchasing a home. George Bailey was wrong."

It's not palatable. It sounds and feels "mean."

Sometimes, the truth doesn't jibe with want what we would have liked it to be.

if Fannie and Freddy are closed out and downpayments have to go to 20 % then MOST people who are first-home buyers are going to be closed out of home purchase...

you are going to see many more neighborhoods with homes being leased vs owner occupied--
maybe that situation is fairly common in some parts of FL now in nicer neighborhoods but that is not how things have been in my area of TX

and if personal income (i. e. SALARIES) don't start to see some broad upticks around different types of work sectors--I mean white collar as well as trade jobs--
then younger workers are going to fall farther and farther behind in the ability to save money to make a 20% deposit

I just think so much of this problem with real estate purchases which no one really has referred to is that income levels overall did not keep up with inflated home prices--
which is why people cheated to get into homes--
and I don't mean the person w/o a job buying a 300K home--
I mean situations where young families might have taken money from their parents for downpayment and then said they did not when they applied for a mortgage

wage freezes/minimal increases in most business sectors happened during all the years of the Bush admin and part of Clinton's because Allen Greenspan was doing everything he could (and Congress) to keep wages down--since that is indication of "inflation"--
but, conversely, it was OK in his philosophy for the "market" to drive up the cost of real estate to outrageous levels because that was supposed to be more honest--
I hate Allen Greenspan -- someone who did as much or more to destroy the American economy than Bush with his two wars and no new taxes to support them...

Ring!! Ring!! I think it is Ayn Rand calling. I am reading Atlas Shrugged [for like 2 months now, big book] and this is the theme. It was written in the 60s but captures the situation today where things are done for the 'common good'. Yea, right. Who is John Galt?
