thats good as long as only the nice ones move down here and not the ones we are trying to escape from. it seems they all go over to the east coast though.

what is interesting is that theres not a whole lot of traffic heading up to ny, ct and especially nj. must be something about taxes, costs and quality of life. now if they included points out of the us then there would show some movement in, except most would be "undocumented" (PC correct).

Many of the ones you mentioned find that when they moved down, sit out by the water and grab a Yeungling find that really great person inside. You know - the ones who just months ago shoveled out their car, that kicked off all the snow and ice off thier shoes, no longer have to pay $800+ a month for heat in the winter, and can sit in the sun and watch the sun set over the water. Those people are really nice, once they shake off all that trudgery!

I could play with this map for hours....but what I find a bit terrifying is what I would call the "mass exodus" out of the Northeast (and of course places like Detroit)...mainly to Florida.

I would think it would eventually be good for things like real estate in Florida, but if this trend continues (and I'm sure it has), there is going to be a significant demographic shift, particularly among productive workers, (taxpayers) as well as retirees.

The Northeast is becoming an area where you see the filthy rich (who winter in Naples, etc), and the filthy poor....not much else left.

That is a good observation I think. The reason they are moving, is because Florida has great weather, improving conditions economically (I am certainly not saying they are great yet), no state income tax (vs high income taxes and sales taxes in other areas), lower heat and electric consumption charges, more things to do, lower cost of living, and many other things that make Florida desirable, which conversely in the other states the forementioned is the status quo. I think as soon as they cap the gulf oil spill, the trend will continue for some time to come.

All of these people moving to the area is going are having a positive impact on the area as well. They are buying properties, paying taxes, spending money, and filling empty/abandoned or foreclosed properties that contribute nothing to the community coffers, jurisidictions, businesses and economy. Property prices have greatly deflated over the years, and are at a more sustainable level. There are many more homes in the "shadow" inventory that will come to market for a while as well. Is it the bottom of the market now - who knows, but they still aren't building they have been depleting the inventory of homes for a few years now, and the banks have gotten wiser about how to handle them - thus keeping the market stable and not destroying everyones equity any longer. Like they already did, and will continue to do in the NE and other areas. People in the NE and other areas that are moving here, probably see thier equity (home values) are going to continue to plummet and that may also be motivating their moves.
