I am new to this place and am looking to rent a condo/townhome (2+bdrm/2+bath) , attch garage would be great but can live without it. The schools are going to be very important. Either Ashton elementary/Phillipi shores/lakeview or Tatum ridge. It should be within walking distance to supermarkets/shopping if possible. safe neighbourhood, gated community would be a plus. It should be well maintained and clean neighbourhood. Is this too much to ask for in sarasota ? I would be buying a house probably after a year once i figure out this place and schools and nieghbourhoods.

I am getting totally frustrated on this search, if i find the school good then i am not finding decent condos or townhomes (maintainence free) for rent. my budget for rent is 1000$.

I am not finding the realtors helpful either since they do not seem to cover all areas and do not provide links based on school districts, surprising since they should be going out of thier way to find people to rent in this market.

I don't handle rentals but I can give you some ideas. Anywhere west of US 41 is going to be very pretty, quaint, etc. You really can't go wrong with that area. Did you try the Palmer Ranch area? Palmer Ranch, has a lot of young professionals and families and is pretty popular in the area.

A helpful tool is Google Maps. You can pull up an address and then click on "street view" and literally "walk" down the street. It's pretty cool, especially when doing an initial check of a neighborhood.

You might want to start with craigslist.org or stringermanagement.com. Even Coldwell Banker has some decent rentals on occasion. There are a lot of rentals right now so you shouldn't have any problem finding something. Just make sure the owner is not in foreclosure. To do this go here: Sarasota Cnty Property Appraiser look under "property search" and then "real property". Type in the address of the home. Once you have the owners name(s) look them up on the clerk of the court website and make sure they don't have a lis pendens (pre foreclosure) on the property. SARASOTA : Clerk of Circuit Court & County Comptroller Look under "online services", then "official records" then scroll to the bottom of the page and do the "I agree" paragraph and then type the owners name in. This should help you avoid any unpleasant surprises.

Sarasota county has one of the best school systems in the state of Florida. It also has Pine View School for the Gifted, which was ranked the top school in Florida and one of the top schools in the Nation. Here's a website where you can see how the schools are rated:

Alright, if I were checking out schools other than Pine View these are the schools that I would look into, in order. This is also the order they fall in if you look at the stats on the state of FL.

Thanks SoFLGal. I did drive down Palmer ranch area and it looks nice, but the elementary school is Laurel Nokomis and it does not have the ratings or great reviews unlike Ashton or Tatum Ridge.

I drove down university pkwy and liked what i saw, it feels more cosmopolitan and has lots of shops and does not feel as secluded as the other places. I am going to look at rentals in Parkridge, do you know the elementary school that falls in that area? Can you give me some realtor references who can help me find rentals in that area.

It actually depends on where you are in Palmer Ranch, it's a huge area. Some is districted for Ashton and some for Laurel Nokomis.

The school for Parkridge is Booker Elementary, middle and high. Booker has an exceptional preforming art program but the school currently ranks as one of the lowest in the county(I think it is actually the lowest now). I went there for middle school for the preforming arts program.

I have a pretty good rental agent that covers the North Port area but I haven't found a great one for up in Sarasota. It seems as though they never return calls, etc.

You might want to try Stingermanagement.com. It looks like sarasota4rent.net and sarasotarentals4u.com have some stuff but I can't attest to how good or bad they are.

You are right, parkridge falls under booker elementary and also agents who have listed thier numbers are not even returning calls....amazing, considering this market. I have decided to focus my search back to Palmer ranch because of the schools. Also i would rather have a townhome (since i have two young kids) than a apartment. Can you tell me the subdivisions in palmer ranch which fall under Ashton ? Also any good realtor who covers this area for rentals and will return calls and help me find a town home .....please email me at dd19714@yahoo.com.
