We have come down and looked around while vacationing and hope to become homeowners in your beautiful area one day. While vacationing we have looked in Palmer Ranch and LWR. We prefer to be in a community (not necessarily a master planned one). We are looking now so when the time comes (could be 5 years) we'll know where we like/what we like/what we rule out. So, here's our question: We want a community, but would like the house not much more than 10 years old. Tell me more about this University Pkwy area that I've been reading about on this board. Are there particular developments? New/old? CDDs, HOAs? We are looking for a 3/2, let's say no more than about $300,000-$325,000. Resale/new, doesn't matter. CDDs, HOAs don't matter as much as the combined monthly amt with taxes. Would love a development with a pool. Thanks so much for any info.

Alright, if you're looking in the University area, newer than 2000, with a community pool and under $350k-here's what you have to work with:

Newer Communities:

Ashley Terrace at University Place--Homes built in '04-'05. Prices are running $200k-$300k.

Cascades of Sarasota-Homes built in '06-'07, 55+ community, Homes priced from $275k+

Charleston Pointe-Homes built from '02-05', Homes priced at $260+

Gleneagles-Homes built in 00'-01', Priced at $250k+

Heritage Harbour-Built in '07, Homes from $120k+

Indigo Ridge at University Place-Built in '04, $160K+

Lakeridge Falls, Homes built in 02', Homes from $270k+

Mote Ranch, Homes from 00'-04', Homes from $225k+

Palm Aire, Homes from 00'-07', $275+

Palm Lakes, Homes from 05'-07', Priced at $165k+

If anyone has any personal info/opinions on any of these places, please let me know. It truly helps a lot to have firsthand info.

saralvr - While I don't live in those communities, I just want to again say how much I LOVE the University parkway corridor. It is just beautiful, the road itself has wide mediums with many trees planted, and all the shopping and developments have woodsy buffers so you are not aware of any "sprawl" so to speak. The whole area is very clean and safe, and I drive 10 miles to shop there because it has some of the best shopping (especially for food!) in the city. I definitely highly recommend this part of town.

No problem. Although I was born in Bradenton and have agents in that area, that's not my personal area of expertise.

BBronston lives up that way so he may be able to offer a more personal opinion. Give him a few minutes to make his coffee and mosey over to the board and I'm sure he'd be willing to help you out with your questions

I think oobie lives over that way as well so I'm sure she would have an opinion too.

I live in Riomar, which is a relatively small community of about 150 homes, all built after 2000. It has a small community pool and a lovely pond.
Houses are both one and two story, i guess most over 2000 square feet.
Lots aren't too big, but that cuts down on the maintenance. Two, three car garages, most of them in the 200-250,000 range, I'm guessing.

It's directly east of the Cascades, which is a 55 and over community. Main entrance is on tuttle Avenue, north of Whitfield.

I'm sure there are many small commuities like this in the area. I too find the University area to be full of amenities, restaurants, stores nearby, including Home Depot, Best Buy, Super Target, gyms, dental offices, and many many restaurants.

Right now there is nothing for sale in Riomar or at least not on the MLS. Most of the homes in Riomar are 2300 sq ft and many are 2700 sq ft or larger. There were a few homes built in 02' but most were built in 06'-07.

The only sale in there in the last 6 months was a 5/4 home built in 07', 3500 sq ft. It sold for $240K.

We are interested only in a one story. As for the size of the lot, we're downsizing and prefer smaller. The area sounds like it would be perfect!

Hi Saralvr,

I've lived in the University Pkwy area for about 6 years now, so know the area well.

Other newer neighborhoods that were not mentioned previously are: Mandalay (gated) - low $200's, Regal Oaks (community pool) - $140's to $180's, Barrington Ridge (community pool) - one story homes $160's range, Silver Lake - $140's to $170's. Palm Lakes Condos on Tallevast is actually villas, the community is gated and has a community pool. Each villa has a 1 or 2 car garage. Very nice. Prices have been in the $120's to $130's lately.

Some slightly older but still contemporary neighborhoods:
Sabal Harbour (beautiful huge community pool) - $140's to $180's, Garden Lakes Estates (gated, community pool, lawn service included in HOA fees) - $140's to low $190's, Creekwood (community pool) - $140's to $170's.

There's also Garden Lakes (next door to Garden Lakes Estates). Garden Lakes is gated, has a community pool and tennis courts. It is a 55+ condo-style community that consists of duplex style villas AND free standing villas (like a single family home). It has beautiful, huge oak trees, walking paths and winding streets. Prices range from $140's for the attached villas to $190's for free standing.

Other slightly older but contemporary neighborhoods without community pools:
Quail Run, Lionshead, Fairfax. All in the $140's to $180's price range.

In the Palm Aire area you also have Mote Ranch, Copper Ridge and River's Edge, all in the $200's to $250's price ranges. I really like Mote Ranch, we almost bought in there but got beat out in a multiple bid situation back when we were home shopping.

I would not include Heritage Harbour in the University Pkwy group as it is off of SR64, 2 exits north and east of I75.

I can remember when University Pkwy was named County Line Road and there was nothing but woods and a little fruit stand at the corner of Lockwood Ridge and County Line. Now there's a shopping center there with a movie theater & Outback Steakhouse, with a Wal-Mart (soon to be a super Wal-Mart) across the street. We have a Kohl's at Unversity & Honore and an outlet shopping center at I75 with the promise in the future of a more upscale shopping mall on the south side of University at I75.

There are also several nice subdivisions just south of University Pkwy in northern Sarasota county you may like.

If you'd like more information on any of these subdivisions, let me know as I've just given you very basic info here.
