Good Afternoon, all,

We are planning on building a concrete block garage on our property and would love some suggestions as to companies in Sarasota who would be good to contact for this. Also, a point in the right direction as to building codes, permits, proper setbacks, etc. would be appreciated as well. We are in South Sarasota, in the County, not City limits, right by the Stickney Point bridge.

According to Sarasota county, if you are going to enlarge, alter, repair, move demolish or change the occupancy of a building or structure,
or
if you're going to erect, install, enlarge alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by the technical codes,
then
you will need a building permit.

Some examples of when a permit IS required would be, but not limited to:

1. Any construction which alters the size or occupancy of a building.
2. Construction, alteration, or replacement of any exterior walls.
3. Enclosing existing carports, porches and screen rooms for any purpose.
4. Construction of any raised deck, attached or detached, with or without a roof.
5. Replacement of columns, beams, joists, rafters, or any other structural component.
6. Replacement of wall, floor or roof sheathing.
7. Repair and replacement of interior or exterior stairs and/or guardrails.
8. Electrical, plumbing, or air-conditioning when altering, adding to, or deleting from the system.
9. Interior load bearing and non load bearing walls, alterations or replacements.
10. Replacement of windows, doors, garage doors or skylights in existing or altered wall openings.
11. Hurricane shutters, all types. Electric fee will be paid for power operated units.
12. Roofing, replacement of any roofing component.
13. Masonry or engineered Styrofoam privacy walls or fences with any masonry components.
14. Dock, Boat-lift, seawall, or Bulkhead installation or repair.
15. Fire repairs of any type or scope.
16. Storage and utility shed and buildings, of all types, all materials, and all sizes.

Permits in Sarasota County are through the Planning and Development Services Business Center, you can call them with your questions at (941) 861-6770.

The site also has a data base of previous permits issued, so if you're considering purchasing a home and the owner says the roof is almost new, you can pull the property up by the address and see if/when a permit was issued for that roof. Nice feature that has come in handy many times.

You're probably also going to need to hire a contractor as you will need site drawings. You may also need an updated survey of your property. I know a general contractor that has a reputation for good work at a reasonable price. Send me a direct message if you'd like his contact info.

PS: The county does have set backs for utilities and county easements. These should appear on your survey.

your builder will take care of all permits and inspections

Also, be sure that if you are in a specific neighborhood that you are not in a special "overlay district" where the setbacks can be different from county requirements. If you have an HOA, voluntary or otherwise, they can give you that info.

My father-in-law built a shed in his backyard in Sarasota. If there's ever a hurricane, he'd be much better off in it than the house, which was built in the 60s. You'll need a permit.
