Good catch. For those not aware, the give-away is:

Sending more money than you asked for and asking for money back.


What would have happened is, 3-4 weeks later the check would bounce, and the $7800 would be deducted from the bank account in which it was deposited, probably resulting in an overdrawn account, and a lot of lost money. Cashiers checks and money orders can and do bounce. Banks are required to honor them immediately, but they don't clear for 3-4 weeks.

We currently rent out our home through a property manager. Take my advice---pay the fee, they're worth it!

first, most property managers charge about 50% the monthly rental as a "finder's fee." this money is well worth it, they advertise, they screen the renters, they show the property, etc. After the finder's fee, usually they charge about 6%--8% of the monthly fee as a manager's fee. He collects the rent, takes his fee out and sends us the net amount. The renters never even know who we are or where we live, its all done through the manager.

Also, if there's a problem, the renters call the manager, who arranges repairs, etc. So, no calls at 3 am that a light bulb went out!

Don't go cheap, get a decent manager, its worth it in the long run. Also, if you rent your home, make sure there's a professional manager, what do you do if there's a problem?


Also, BEWARE of this scam:

Many people are desperate to get out from under their mortgages, home won't sell for whatever reason. They have to move, for whatever reason, and the home won't sell. So, they rent it out, the pocket the rent, and quit paying the mortgage. After a few months, the bank forecloses, the owner is long gone, and the renter comes home to an eviction notice on their door. it doesn't matter if you have faithfully paid your rent to the owner, have cancelled checks, etc, if the bank isn't paid, they can and do foreclose and evict current tennants.

There's simply no way to know if the mortgage is being paid by the owner, but if someone has placed their home in the hands of a property manager, and willing to pay their fees, that at least shows they are willing (and able) to pay their bills.
