We're going to be buying early next year in Sarasota, and so far, I've excluded homes without a good-sized caged lanai from my house searches, because this is a "must-have" for us.

Does anyone know what the typical cost of building these structures is -- maybe as a "per-square-foot" price? If it's not terribly expensive, maybe I should be considering adding it on myself.

Looking at the Manatee County Property Appraisal website Manatee County I've seen some of the permits for the caged lanais added to houses we had looked at (either online or an actual showing) coming in around $8,000.00.

I do not know if this was actual value, appraised value or a devalued figure, but I just thought you might be able to look up some of the houses in your search criteria in a similar fashion.

I think that you'd also want to be sure that proper permits were pulled on any of the work done after the initial construction, for a house that you were seriously considering.

Our cage is approx 800 sq ft (22 x 36) and was about $4,000 (as part of a pool package). Not sure if it would cost any different to construct just the cage alone.

When you say "lanai" do you mean lanai in the true sense of the word, as in covered by a ROOF? A "lanai" is a "covered porch", it's just called lanai in Florida and other tropical places, lol. It's called a porch elsewhere. However, most people from up north refer to a lanai as the screen enclosure (which isn't really a lanai, it's just a screen enclosure).

If you're talking about adding a large screen enclosure without a pool, let's say, you're probably looking between $8-12k. Harbor Hopper is quoting cage only, not including the concrete deck which is expensive especially if it has to built on a stemwall.

If you're talking a true "lanai" which would entail adding to the existing roof structure and building new foundation walls, you can double that.
