These villas are west of the trail, fairly priced and absolutely beautiful, from what I've seen online. Why aren't buyers fighting to live there?

University Park is a planned country club & golf community on University Parkway, just north of the Sarasota county line, in Manatee county. It's not located west of Trail, ie US 41. Could you have perhaps confused the name of the villa complex you're asking about?

A friend looked at a house there (xxxx Saunton Pl University Park FL 34201)and didn't like the fact that it was only about 5 miles east of the airport. Not sure if that's a problem now or in the future

The main flight paths for the airport are not over or near University Park. I live in that area, near University Park, and the only planes we get are an occassional small prop plane or small private jet passing over on their way to or from the airport. The main flight paths in/out of the airport for the larger planes is over Sarasota Bay. Most of the homes in the flight path are west of US41 in the North Shore area, and they have had noise abatement/ soundproofing done. You'll often see info in the MLS stating "not in flight path" or something similar on homes in that area.

We live smack in the flight path in Whitfield, and it's really almost a non-issue. There aren't very many planes at all, and there are noise abatements in place. Even with the airport, this is probably the quietest neighborhood I have ever lived!

Yes, I was thinking of the Whitebridge community villas at the University Park country club. Is that the one that's a little North of the Sarasota line? And is being in Manatee county a problem?

I have lived in southern Manatee county, in the University Pkwy area, for about 6 years now. I don't consider having cheaper water bills than Sarasota or trash picked up twice a week vs once a week problems. The property taxes generally run slightly lower on the non ad valorem part too.

You were asking about Whitebridge Glen in University Park. Since University Park requires mandatory social membership in the country club and a certain $ amount each year for food & beverage spent in the country club (the amount varies slightly for the different neighborhoods and also single person vs family), that may influence the number of units being offered for sale. Sometimes people buy into a country club community for the amenities and then later decide they are not using the amenities enough to justify the annual costs.
