Close to Bradenton, is, Tropic Isles in Palmetto, heading towards the Bradenton Yatch Club and Snead Island. Nice area, 55 and over park, one needs to be over 55 the other if applicable 40 and over.

Maint fees on coop owned lot are around $ 185.00 per month. Real estate taxes vary, I pay $880.00 per year on my Dad's place.

General shopping, is ok. Publix, Walmart close.

Safety? Well, I use to live in a home around the corner and never experienced a problem and my Dad has never had any issues.

Bradenton is very tricky, there is an area known as the Red Zone, that I would stay away from. You can call the Manatee Sheriffs Office to identify the exact area base.

Do your homework B/4 buying.

Visited there on numerous occasions and overall impression is good! Looked at renting a place in there earlier this year, but needed a two bed/two bath. At the time I was looking that combination was not available. Know HOA fee is reasonable...$185ish. No idea about taxes. Plenty of shopping nearby! Know my sister and husband have used medical facilities/doctors in Lakewood Ranch, Sarasota as well as Bradenton. As far as I know safety is good. I would really suggest calling the park office for more information.

Does anyone have opinion on wether it is better to Buy mobile and pay lot rent versus owning land and paying HOA fees?

When my Dad bought in Tropic Isles he paid 33K for the co-op share and 10K for the home. The home is an older 2 bedroom, we have spent about 10K updating it. So, we are at 53K and will NEVER get the money back. You can pick up a co-op share now for about 20K.

My Dad died last year, so, I am going to list the home for sale. I hope to get what is owed on it about 25K, we'll see.

Lot rent for non owner is $525.00 or so a month.

IMO, I'd rent, if my Dad had rented, I could pull the home out and leave it at that.

In the last 4 years I have inherited 2 mobilehomes, the one above and one in Colony Cove. Colony Cove is rental, however, the lot rent is high, I pay $720.00 a month, it is on a little pond, off water is
cheaper.

Fortunately, my brother is retiring and taking over the Colony Cove home.
