From time to time one of the agents that frequents this forum, posts monthly & year to date results, for Sarasota. Does anyone have anything they can post for October?

The Sarasota Board of Realtors has released the statistics from October.

October 2011 sales were up 18.4% over October of 2010, 577 sales vs 487. This number was also up slightly over September 2011.

The inventory of single family homes for sale rose slightly in October, going from 6.7 months supply to 7.1 months supply. However, condo inventory actually fell in October, going from a 11.1 months supply in September to 9.7 months supply in Oct.

The median sales price for single family homes dropped from $165,000 in September for $149,838 in October, indicating distress properties are still influencing the market. Distress sales (bank owned REOs and short sales) still made up 43% of the October sales, a number unchanged from September.

The median sales price for condos has been holding fairly steady, coming in at $143,000 for October compared to $140,000 for September.

Pending sales are also up in October, with 585 single family homes and 187 condos going under contract.

2011 sales are on track to beat 2010 sales, which were the highest annual sales since the real estate boom year of 2005.
