Looking at helping my friend buy a condo in Sarasota... She saw one in Shadybrooke Village for a reasonable price... What neighborhood are the best to buy a 2/2 or a 3/2.... in the under "$100.00" price range.

The address for Shadybrook Village is in Sarasota but it is in Manatee County. The community has a pool, tennis courts, basketball courts, picnic area with BBQ, a playground, and a recreation building. It is situated in a great location just outside of the premier University Park area, very near championship golf, area beaches, downtown Sarasota, Bradenton, the airport, shopping, dining, museums and more.

There are many condo communities under $100k in Sarasota. What amenities is your friend looking for? You could check a crime statistic web site for areas that you may consider safe.

Admirals Walk, Beneva Village, Carrington Place, Casa Del Sol, Cordova Gardens, Crossings, Dolphin Tower, Eagle Creek, Fairway Oaks, Forest Lakes, Glens, Gulf Gate Gardens, Hidden Lake Village, Imperial Place, Lakes of Sarasota, Las Palmas of Sarasota, Longwater Chase, Los Lagos, Magnolia Place, Pinebrook Hollow, Pinewood Village, Ramblewood Acres, Rustic Woods, Sarsota Palms, Shadybrook Village, Sienna, Stratmore Villa South, Summer Wind, Village Brooke, Village Gardens, Villagio, Vintage Grand, Wedgewood Lake, Whitaker Bayou, Willow Green, Willow Links, Woodside Village.

How should I say this? Shadybrooke Village would not be on the top of my list for condos to live. A lot of the units got bought up by investors when the market went south. The exterior maintenance has also seemed to have suffered over the past few years. I wouldn't call the location "great" since there's commercial and retail strip malls just east of it, but it does border Whitfield to the west, which is a nice neighborhood.

Of the list that someone else posted here, Dolphin Towers has serious structural issues, the unit owners were forced to move out and repairs are in the millions, which the insurance company is refusing to pay. It has been on the news and in newspaper articles numerous times since the cracks were found.

Of the others, some have rather high maintenance fees, some are really nice for the price and some are age restricted to 55+. Some have had financial troubles due to the high number of foreclosures over the past 4 years. Some allow short term rentals, which may not be so nice if your friend wants to occupy the condo full time.

What is your friend looking for in the way of amenities? Community pool? Gated? Does your friend have a pet, as many of the communities have pet restrictions, What monthly HOA fee is your friend willing to consider? Does your friend want a newer community or is an older community that is well maintained acceptable? Is your friend eligible to buy in a 55+ community? There are a number of condo communities that would fit the price range but are age restricted. Does your friend want a condo for a winter home or to live in full time? Is there a particular area of Sarasota that she prefers? With a little more information it would be easier to suggest some communities. Thanks.

Give Shadybrooke Village a pass - it is run down, and while it borders the very edge of Whitfield which is nice, it also borders a sketchy area. The pictures probably look a whole lot better than real life. Places are cheap for a reason
