I own a 133'x125' Gulf access lot just off the Myakka river. I am looking for an experienced realtor to market this property. Does anyone have first hand experience with someone that they would recommend ?

Good luck selling that. Nobody is buying lots (even waterfront) right now, unless they're DIRT cheap. By that I mean under $30k if sailboat property, under $20k if there are bridges. I'm not an agent, but I do keep an eye on local values. If you can afford to hold onto it for a couple of years, you will likely fare better financially than trying to sell it now.

Some lots are selling, but very few. I would check with the next door neighbors first to see if they are interested in purchasing it. I have several lots listed and not much luck. I did sell a gulf access lot about 2 years ago the day I put it on the market. A land investment company bought it because the price was under market value. The buyers needed the cash quickly. Also, check with local builders and marinas to see if anyone is interested. You may want to get a comparative market analysis on it and then decide if you really want to sell now.

It seems everything on the Myakka River is behind the 25' bridge, which is fixed. Not many sailboat owners that will be interested in anything there if their looking for a Gulf access lot.

Unfortunately, I highly doubt any realtors are anxious to list this lot, or any other lots right now. Putting it on the MLS is one thing, but "marketing" it (i.e. spending time & money to advertise it) is likely a waste of time & money in this market. 6 years ago it might have sold for $100k+, but those days are long gone. 20% of that now.

Very true, good point, unless it is a small sailboat with a short mast. 25' is great for powerboaters who require a taller bridge (i.e. larger motor yacht).
