Hello, all. I was wondering if any of you can tell me what you think is happening with the City of Bradenton housing market. Are houses selling ? My husband and I are considering selling our house and we were wondering
if you have heard if there are still good, qualified buyers out there ?
We would be in the $400,000-$425,000 range now, which is actually about
$100,000 below what the "market value" was a whole year ago. I value your opinions ! Any thoughts you have regarding this are greatly
appreciated. Thank you.

It's all about location right now. There is a glut of for sale signs on every street. Anna Maria Island is the exception...signs but prices reflect the location.

I think the pool of potential buyers has dwindled significantly. Mortgage companies now consider Florida to be one of the highest risk states and they have stopped offering 100% financing and are requiring buyers to have higher FICO scores, 20% down payments, and solid documentation of income. Not to mention the fact that buyers are sitting on the sidelines waiting for the prices to drop further.

I think anything above $300,000 is a really tough market right now, not just in Bradenton, but just about anywhere in Fla. The most sales being made are below $300,000, and even those are pretty slow.

I agree with Ladywithafan, that it's all about location. A few months ago we were looking around down there and it seemed like EVERYTHING was for sale. My father-in-law asked me what was going on, there were so many signs!

At any rate, for Bradenton or any other coastal or resort area, I think it might be better to wait for "season", it is usually kind of a slow time for real estate until then.

According to my Realtor as of 2 weeks ago there were some 7,700 single family homes listed with Realtors in Manatee county. That does not include FSBO.

As far as buyers go (I am trying to be one, but not in your price range) I have seen more than a few "sale pending" signs on houses that did not end up selling because pre-qualified buyers could no longer secure financing. It is a tough time to be a seller.
