I know the snowbirds leave at Easter time, but when do they arrive for the start of the "season." Do they all come at once or is it a few each month?

It varies alot. Some rent for one month, some two, some three months. Some start around December 1st, some earlier, some later. As a whole, IMHO, "season" is December 1st thru March 31st.

Do a lot of snowbirds own property in the area?

I usually notice the "shift" right after Thanksgiving.

In the restaurant industry we pretty much considered it Thanksgiving to Easter, give or take a few weeks on each end (especially with a late Easter).

It seems that it's starting to thin out a LITTLE bit. In our neighborhood one put the shutters on and left a month ago, others are still here.

In my area, which is largely the region in and around LWR, we do have a fairly large number of snowbirds who own condos or maintenance-free homes. I think most people rent first and then find something while they are here but, for every generalization, there are exceptions.

As someone who is not particularly wild about hot, humid weather, living here from November thru May and somewhere up North the rest of the time sounds really good!

I'm sorry I don't know what LWR means?

Do most snowbirds buy condos, townhouses or small maintenance-free homes, rather than larger homes in regular or country club communities?

I always wondered about that Thanksgiving "start" to the snowbird season because you would think it would complicate family gatherings during the holidays. I know when I retire I'd love the idea of heading south at that time, but there is no way my wife is going to miss Thanksiving or Christmas around kids and grandkids when they're all up here in NJ

Also, I really like the Gulf Coast in May when its fully warm enough to swim, the crowds are lighter, and it's not yet humid enough to be awful. Problem is it's usually pretty nice up here too at that time, although the Atlantic ocean is freezing.
