What are some factors to be aware of when buying home long-distance

house very close to our daughter's has gone up for sale --seems to have lot of what we are looking for and is in good condition--she has really positive opinion of the owners and their care of the property

since we don't know if someone might put contract in before we can make visit to FL we are considering making offer just to take it off market and have inspections done

our daughter is going to tour it today and take photos of areas not showing on MLS--try to get answers to some questions we have

any suggestions as to what issues might come up when buying something long-distance?

Rent first.

Others will say the same thing. You don't want to deal the the costs of buying then selling/buying the next year to get to a place that you like.

Also, sight unseen, you might know more about houses than your daughter. You definitely know better what you like. You might luck out though, but it would be luck.

If it is as good as your daughter says still try & figure a way to get down to look at it. Make sure you get a thorough inspection by a qualified & registered inspector.

I have had several buyers purchase a house without seeing it. I previewed it for them and sent them photos. They had a home inspection and everything went fine. But the majority of those buyers had previously been to the area, saw the neighborhood or community and knew what they were looking for. A couple of others were investors. For most areas you can use Google maps to view up and down the streets. Although some of the area photos are more than a year old and some gated communities do not have the street view. Purchasing without seeing is a personal choice, but most importantly you do want to get the home inspected. I personally wouldn't buy without seeing, but as I said, many buyers have done it. Good luck in whatever you decide to do.

We know the area-- they have lived there 4 yrs or so on on the Island
Husband closing big project at work
Cant get away right now
Just afraid someone might think it is good buy too
And get bid in first

I agree with TamRE. For some reason, I've had two buyers this winter who have purchased sight unseen. And, I had a third who considered doing the same but decided they didn't care for the floor plan based on the virtual tour I created for them. Either have your agent or your daughter shoot a bunch of photos to give you a good feel for the inside and then have your agent write up a contract with an inspection contingency. An inspection contingency can give you the right to walk for any reason within an agreed upon timeframe. It gives you a little time to get here and check it out.
