Woodbrook looks nice, at least online. One floor plan in particular I liked. I called and the HOA fees are about $100 a month. No CDD's. That's a huge difference than LWR. But, I think the extras would add up quickly, as their basic home has vinyl floors. I thought all new homes have tile now. It makes me wonder if the homes in Woodbrook would be lower end quality.

It's a lower end product for Neal so the basic number is kind of "cheaped out" but they do run deals so there may be upgrades available or incentives. I haven't been over there recently so I'm not sure.

I've been to Woodbrook several times. My guess is they wanted a lower starting price point to attract buyers to the community - otherwise it would be competing directly with their Central Park in Lakewood Ranch inventory. Most of the spec homes they have done have about $30,000 in upgrades (including tiled floors) and yes, they do look very similar in finish to the LWR homes by Neal. They also have the same builder warranty as the higher end Neal homes.
