all the comments are appreciated. just shows the answer is not simple. should be some where on the internet but i am unable to find it. i would like to review it as the zoning guys are not above making an error. my survey does not have setbacks on it and if it did as soon as sewer is hooked up at the end of the year that would be incorrect according to one post.

Probably the safest way would to get your own survey done. Have it iron staked, so you know exactly where your property ends. The surveyor will write in any easements so you will know. Money well spent.
