Advice on any community with no trucks/rv's allowed, on a 1/4 acre or more, 2000 sq ft or more with a reasonable HOA--west of 75 ---not in Lakewood Ranch area. We do not play golf, and are younger with no children.

you might have problems with the 1/4 acre requirement.

It depends on your price range. Try the following:
Trails – Community pool, tennis courts, deed restrictions – HOA $420 Annually
Hamptons – Community pool, gated, deed restrictions – HOA $347.36 Quarterly
Turtle Rock – community pool, tennis, playground, gated, rec facility, deed restrictions – HOA $413 Quarterly

Price range?

Braden Woods next door to Lakewood Ranch has larger lots, some around 1 acre. Prices start in the mid to upper $200's.

River Club has larger lots in most of the community. Those typically start in the upper $300's.

Just south of University Parkway, in north Sarasota county is Ravenwood, a deed restricted neighborhood with 1 acre lots. Those are on central water but septic tanks. Prices start in the low $200's.

There are a couple of newer, deed restricted neighborhoods within Palm Aire that are 1/4 acre or larger lots. Prices there start in the mid $350's.

Quail Run has a number of lots, especially the cul-de-sac lots, that run about 1/3 of an acre. It's located off of Lockwood Ridge Rd just north of Tallevast. Prices start in the low $200's.

River Place off of Linger Lodge Rd (behind Tara) has lots of about 1/4 acre, prices there also start around the low $200's range now.

I believe when I was looking back in 2008-2009, that Longwood Run had pretty large homes with decent sized plots. It's near University.

University Place is real nice, although already built out. You could also try Riva Trace, which is just to the north, and has lots left.
