If you are talking about a home that you live in, you probably would have no problems. Again, depending on exactly what you intend to do, you should check out zoning and the HOA overlay district here, you need to know for sure.

As I mentioned earlier, I don't believe a full-blown B & B would be allowed, as that requires commercial zoning and a lot of regulations. Just renting out a room or two should not be a big deal, unless the tenants are a problem in some way.

Is Whitfield Estates a separate city with its own government? or is it part of Bradenton?

It is Manatee County.

I do understand that it is Manatee county but here in CA, cities control zoning, not counties, so I am a bit confused. That is the reason I wanted to know if Whitfield Estates had its own city government. When I actually lived in Cardiff by the sea, it was in San Diego county, but it was one of five separate cities that incorporated to share fire, police, and city hall. So the Encinitas city government controlled issues like this,

Maybe it is not a zoning issue. Maybe is it a business regulation issue. Here in the land of hyper regulation you can have any kind of business you want in your home as long as you don't have employees and as long as you have parking.

I know it can be confusing; Whitfield is served by a Sarasota post office and has a Sarasota address; however it is in Manatee County, so it is not really in either city so to speak. It does not have it's own government, it is regulated by Manatee County. There is an "overlay" district as I mentioned before with a few extra regulations. If you contact Manatee County Gov't they can answer all your questions. Also, aren't you working with a realtor? They should be able to find out any particulars on a property for you.

Hubby is down there now. He got there yesterday and is looking at the house of interest in about an hour. So will get info from realtor this afternoon. We have done a lot of real estate investment and have learned there is a lot of variety in the competence of realtors. We like to do our own due diligence.

My husband went to see a b&b for sale on Venice Island. This family has owned it for over 20 years. They are selling because with the economic downturn, many people in the community rent rooms to tourists in high season and that is draining their business.

In fact they are trying to sell the b&b as a house rather than a business, but if you want the customer list and business they want an extra $100,000.

A rather interesting fact is they close down for 3-4 months in the summer and head off in the RV to northern areas and visit their long time clients.

I think I would be more interested in renting out a room or two than running a full fledged b&b.

That would sure be a heck of a lot easier!
