Anybody know anything about this neighborhood? The prices seem a lot higher there than in other Palmer Ranch neighborhoods but without some of the amenities. Do you think the values will hold in there? Are there many / any families with kids? Why do the prices seem higher? Is it because it's newer? Also, it looks like it is zoned for the Nokomis schools - is that a potential negative? Thanks so much for any feedback and responses....

Silver Oak is an upscale, gated community with 3 neighborhoods. It is guard gated, the roads are private. They also have their own security service that patrols the area. Street lights are ornate, run on natural gas. The entrance is ornate, with fountains and lavish landscaping. Silver Oaks is one of the newer communities within Palmer Ranch.

The Vineyards consists of about 70 villas, the style is more Mediterranean. This neighborhood has a community pool and clubhouse.

The Enclave is a very small neighborhood of just 21 homes all set on a cul-de-sac. The homes are maintenance free.

The biggest neighborhood is Silver Oak Estates, which consists of just under 180 estate homes ranging in size up to 5000 sq ft. Lots are larger, up to 1/2 acre and each lot backs up to a preserve area or lake, no neighbors behind. These homes were built by some of the more prestigious builders in our area, including Todd Johnson and John Cannon Homes.

If I had to pick a term to describe Silver Oak, I would use "quiet elegance." If you're looking for a big, splashy clubhouse with lots of amenities, you may wish to check out The Isles or Village Walk instead. Both of those communities offer lots of amenities and each has a social director for running activities and clubs for residents.


As for school districts, most of Palmer Ranch is within some of the more popular and sought after Sarasota school districts, Ashton Elementary, Sarasota Middle and Riverview High. However, the south end of Palmer Ranch, including communities such as The Isles and Silver Oak are located within other school districts, Laurel/Nokomis/Venice.

Thanks so much for the informative reply. Do you know if there are any families / kids in Silver Oak? Also, I recall reading somewhere that Silver Oak had a community pool and club house but I have seen that contradicted elsewhere. Thanks so much!

The Vineyards, which is villas, is the neighborhood that has a community pool and clubhouse. That is similar to Central Park at Lakewood Ranch. Only one of the neighborhoods within Central Park has a community pool, Claremont Park. The residents of the other neighborhoods within Central Park do not have access to the Claremont community pool. That is different from communities such as Village Walk or The Isles in Palmer Ranch, where all of the residents have access to the community clubhouse, pool(s) and other amenities.

When looking at communities buyers should ask questions, find out what amenities are actually included in that particular neighborhood. Don't assume that if you see a clubhouse or community pool that you will automatically have access to the facilities if you buy a specific home in that community. Especially with newer built communities, as diffierent "units" or neighborhoods may have different levels of amenities than others within that same master community.

Thanks - do you know if there are many / any families in there? Still not sure I understand why the price point looks so much higher than Turtle Rock but it doesn't have any amenities. Thanks so much...
