We have recently purchased a home in Mote Ranch and would like advice on the best way to market our house for a rental. We would like to try to rent the house out without having a realtor in order to avoid the fees. Does anyone have any suggestions for marketing the house? We actually had someone who wanted to rent the house but when they went to give notice the current landlord dropped their rent by $500 in order to keep them. Thanks for any suggestions.

My step-daughter advertises her house for rent on Craigslist. She interviews the people and meets them at the house and asks for references. She doesn't do a background check like a propertry management company would. She has had a couple of not so good tenants, but has a tenant now that is going on 3 years and they keep the place really nice and even painted the inside and outside. She paid for the paint and they did the work. Good luck!

My friend has a four unit building here in NY and he joined one of those online accounts that pop up when you do a name search. The site gives him a lot of information but he still has to do a separate credit report. He charges a $50 fee for any application he considers and then gives a credit if he rents a unit to them.

His biggest problem is getting the renter to put the utility bills in their name. Even the best tenant will take a week or more to move on this. For some reason, they feel the utilities are not there problem until they move in...regardless of the starting date of the lease...

Craigslist or put a sign out front - you'll likely need someone local to manage it for you however - not just showing but maintenance etc. There are also a ton of "rental homes" websites on which you can potentially list.

If you DIY, you'll also need a good attorney/contract. Also the background, income and employment checks etc.
