Just checked the Sarasota Tax Collector website. The 2013 assessments are out. Mine stayed about the same. Good news.

I was reading some of the stats for Manatee county property values. Overall, values have increased an average of 4% compared to last year.

Properties located on or near the beach OR Lakewood Ranch area and newer subdivisions in the "east county" area saw the highest increases, partly due to the high level of new construction going on.

For example, Anna Maria Island saw an increase of 8.5% in valuation.
East Manatee area near I75 (east and west of I75) saw an increase of 8.2%.
Unincorporated Manatee county saw an increase of 4.3%.
The city of Bradenton saw an increase of 7.5%.
Interesting to note is the town of Longboat Key saw only a 1.8% increase in valuation.
The city of Palmetto saw the lowest average increase in value at 0.5%.

What does it mean if the site still shows the 2012 assessment that was paid in January 2013?

Do they usually update all assessments at once? The property of interest is a new built home that has never been assessed for more than the land. Wondering if those assessments are more difficult and roll out slowly?

Anyone have any insight or wisdom?

The new numbers seem to be on manatee pao website. Not on the tax page but on each property page under the "value" tab.

Sarasota Co Appraisers office web site is SC-PA.com but it doesn't work. You have to google or bing sc-pa and pick it from the list.
My just value increased $10,600, land value increased $800, improvement increased $9800, got the SOH back with $8980, assessed value increased $1620 [tax will increase slightly] but at least I got back [it has been zero] the SOH if I decide to move.

If the home was completed in 2013, your 2013 assessment will be only for the land. Assessments for 2013 are based on the market value as of 1/1/2013. If the home was not completed by 1/1/2013, only the land will be taxed for 2013

Just taken a look at this - thank you. This is my first year of owning so its all new to me.

When I search by owner name, I seem to have two entries under the same parcel number, but different versions of the address. The data for them both are the same - is this normal?



P.S. How do I get from Total Assessed Value to the amount I have to pay?
