We saw several homes that had been garage conversions when we were looking. They were done well and we had hoped for the same thing, but it just isn't feasible to spend that much money for something we will likely only need 2 years or so. I really had hoped to find a 3/2, but there was nothing...I mean NOTHING in our price range that was a 3/2 when we were looking in June and July. I do love our little home and really love where it is located, so that means much more to me than having the extra space. We might fix this house up one day and try to move again...but who knows? I am pretty happy right here.

It's funny how the market changes...when we were looking four years ago, ALL you saw was 3/2's. Everything else was scarce.

My brother in law tried to do this with a car port (he added walls) and the county permit guy drove right up to the house and made him dismantle or be fined $100 per day.

I'm not a realtor but if there are no 3/2s on the market, I don't see how that would hurt your home value by adding a 1/1 even with the loss of the garage.
