Considering a Home Warranty Policy for a 1992 built home we just purchased.

Does anyone have any actual experience with a good company you have acutally used, i.e. have actually put a claim thru with? Being nice on the phone doesn't count, nor do great rates---- if they don't reliably and skillfully repair with new parts, or pay for replacement costs when you need them, it's a non starter. Any thoughts and names?

This road is fraught with peril.
roof in good condition when you bought it? it should have had at least 10 years of wear left and no visible leaks as verified by a torough home inspection.

Appliances new as of the last 3 years? should have made allowances for that on the purchase price.
windows been upgraded? If not you should have taken that into consideration on the purchase price


Driveways? AC? water heater?
Im not comfortable with home warranties due to the iffiness of reliable repairmen on the plan

Warranty companies are in business to make money. Sure, some people make money on home warranties. The majority do not. Florida Dept of Financial Services regulates them heavily, so if you do have a claim problem you can always argue to them. Your better off putting your money in the bank and take your wife out to dinner.

My experience as a Realtor and as a consumer myself is to tell you to read ALL of the fine print on the plan before signing anything. Many peoples expectations exceed the terms of the warranty plan. When I bought my current home we picked up an Old Republic plan because the AC system was getting up there in years. The handler did need replacing within the covered period. I was not impressed with the tech they sent out. But I had the option in this plan to take a specified amount and hire my preferred AC tech. Not all plans allow you to do this. Check around.
