My wife and I want to buy a condo in Sarasota. Although we're "senior citizens", we're quite fit and prefer walking to driving. We're looking for a condo in the Sarasota downtown area, because it has many of the amenities we use within walking distance (less than 2 miles). We'd like a 2 bedroom, 2 bath unit. A water view is not a necessary. Financing is not an issue. Appreciated would be any advice as to clean, safe, comfortable condo buildings or anything for sale. Any comments/suggestions about life in Sarasota would be most welcome.

sVariot, Thanks so much for your reply and insights. Our max price is around $300,000. We plan to divide our time between here (Maryland, just outside DC) and Sarasota. In browsing the Sarasota real estate market, it does appears that there is more value in buying a house than a condo.

We have lived in a 2 bedroom, 2 bath condo for nearly 30 years, and have experienced just about every Association-related issue, including high condo fee increases, special assessments and squabbling among Association members. Still, we value the relatively maintenance-free lifestyle (both day-to-day and long-term), and our location allows us to walk (or take the metro) to almost anyplace we need to go. We also have the peace of mind of not worrying about break-ins or other security issues when we travel.

I would continue to be interested in your thoughts (and anyone else's) on this subject. Thanks again

The public version of our regional MLS service is at Florida Homes for Sale direct from MLS if you want to search the MLS for listings on your own. Downtown has a zip code of 34236.

Prices will vary greatly, depending on location and complex amenities.

Downtown condo living is great for being able to walk to shops, restaurants, art gallaries and the bay front parks. The downside may be, depending on location, the noise factor. There have been on going disputes between several downtown condo owners and some downtown bars that have live bands that have been going on for years.

There are several real estate agents that specialize in downtown Sarasota condo sales, you can probably find them by doing a google search.


If you like being able to take long walks but are willing to drive to downtown Sarasota, the Sarasota area does offer some nice walking trails:
Legacy Trail - runs from Palmer Ranch (a master planned community) south to Venice, 10 miles
Phillippi Estate Park on south Tamiami Trail
Red Bug Slough Preserve on Beneva Rd.
Bayfront Park in Sarasota - scenic stroll around the Sarasota bay
Ken Thompson Park - also a bayfront park
South Lido Key park
Pinecraft Park off of Bahia Vista by Beneva
Lakewood Ranch - master planned community at University Pkwy & I75 offers over 150 miles of trails that are open to the public

Both Palmer Ranch and Lakewood Ranch have a number of condo, villa & townhome communities, some on par with those found in downtown Sarasota. The other parks with walking trails mentioned above tend to be closer to residential neighborhoods or to condo communities that would not be comparable to what downtown Sarasota offers in style & amenities.

Sunshine Rules, thanks for the information. As we review condos on the MLS site, it's becoming increasingly apparent to us that there are much better values outside of the downtown area. We'll continue to review the market before our visit to Sarasota in March. And thanks for alerting us about the noise issue in the downtown area.

I would still take a hard look at downtown. Prices are higher because downtown Sarasota has so much to offer and so much within walking distance. You can even have a boat at the marina without having to drive your car anywhere.

The islands get super congested with traffic during season so I'd have a hard time living on Lido, Longboat, or Siesta.

Besides the noise of downtown, be aware that you will be driving through a gauntlet of revenue cameras on traffic lights.

Thankfully as they want to walk everywhere, I dont think that will be a problem.

I know what you mean, I know they are on several cross streets on 41. Stop at all yellow lights. I watched one cop say it was for safety, LMFAO, if those cameras are for safety then the locks on the train car doors that transported the Jews to the camps were for their safety. What a load.
