Hi,
Does anyone know an approximate cost per square foot to construct a 2,000 square "spec" home in Venice, FL? We currently own the land so we only need the brick and mortar cost. Thanks, Pat

The prices vary by builder. There is no standard square foot price. Contact a few builders or contractors to get quotes.

Most builders have their own rough cost per square foot. But that quote would be for a built only to code house. A 'code' house is built to just get a C.O. They might give you a list of the things they include but be aware that most of the things on the list are code required and with the cheapest kitchen appliances that they can find. Price will change if well/septic or county water/sewer. Also, lot prep will be added.
The more well known builders will have higher quotes for every phase of the job.

There could be $$ impact fees for county and/or city as well as water/sewer meter fees/hookup fees. These fees can vary based on whether in city limits or not and based on whether you will be hooking up to municipal water/sewer. If not hooking up to water or sewer then add cost to drill well and install septic tank & drain field.

The other variable is the elevation of the home. Does it need a 3 ft stemwall to meet or exceed FEMA flood/elevation requireements or no stemwall?

If you have flood insurance, you can get some nice discounts on flood insurance for being higher in elevation that required per FEMA's min. required elevation.

everyone so far has offered good advice.

when asking ...price per sq ft, make sure you find out if its quoted as under air or under roof. whilst most people quote under air its not uncommon to see a lower rate quoted , and unless you ask you don't get told its under roof

for example a 2000 sf u/a could be 3000 sf u/r
Builder A says $100 psf u/a (so $200000)
Builder be being a bite cute says my price is only $80 and its not until too late you actually realise its under roof and 3000x 80 or $240000

of course much depends on size (2000 is a good medium) lot prep/stem wall/ local taxes(impact fees hook-ups etc) and importantly your spec
do you want , impact glass, low E, custom cabinets, high spec granite , stainless, upgrade tile yada yada
or home depot cabs,laminate, carpet etc

as a guide you wont (or shouldn't) get below $80/85psf u/a , otherwise smell a rat
you could work on an average $100psf u/a as a starting point

my advice, unless you are someone (with all respect) with little vision and want to go with a builders standard layout, have your own plans drawn up , a spec done , then get it priced up so that its YOUR home

I just did similar with a potential client. He had been run around the houses (excuse the pun) by a couple of builders -one who took 11 days just to return the calls and then say 'get it priced up by someone and I will undercut them' gee what a great sales pitch.......after 6 or 7 meetings, probably over 15 hours spent with them and the architect, they finally got on the 4th generation the plans they wanted. which I priced for them . They then went (as I had told them too as there was no obligation) to a couple of other builders with THEIR plans.
pleased to say the first one was $20k higher.................

most builders wont want to 'waste' time with you, they want you to buy one of their plans, they know the price .nice and simple.............BUT do you the consumer get what YOU really want ?

Thanks for your post. I just called a NorthPort builder to get a price on a detached garage and was told $100/sf. Yikes. The lot is Zone X so we don't need a stem wall. When I questioned that price he then said they had just finished a 450 sf for $40k which is $89/sf.

Can you tell me if this is the norm? Just trying to understand the pricing. Quote is high because they don't want the job?
